For those of you wondering about the Coachella Valley residential real estate market, here are some highlights from the August 2025 Desert Housing Report from our local real estate market experts at Market Watch LLC: 

COACHELLA VALLEY AUGUST SALES RECOVERY: Market Watch noted that in August, Coachella Valley home sales were below average pre-pandemic normal home sales by 32.6% (where average pre-pandemic normal home sales were calculated from the average August home sales in the Coachella Valley in 2016, 2017, 2018 and 2019). 

COACHELLA VALLEY AUGUST DETACHED HOME MEDIAN PRICE: The median price of a detached home in the Coachella Valley in August was $648,348 (down 0.1% from $649,000 in August 2024). Market Watch stated that the detached home median price usually hits its seasonal low in Autumn and its seasonal high in Spring. They also stated that detached homes in the Valley have in general maintained the price gains that occurred during the pandemic. 

COACHELLA VALLEY AUGUST ATTACHED HOME MEDIAN PRICE: The median price of an attached home in the Coachella Valley in August was $439,950 (down 1.1% from$445,000 in August 2024). Market Watch noted that attached home median prices seem to follow the same seasonal pattern as detached homes, with attached home median prices usually hitting their seasonal low in Autumn and their seasonal high in Spring. 

COACHELLA VALLEY 12-MONTH CHANGE IN THE MEDIAN PRICE OF THE AVERAGE SIZE HOME BY CITY: In August, the 12-month change in the median price of the average size detached home in each city in the Coachella Valley ranged from an increase of 11.2% for the average size 3,450 sq ft detached home in Indian Wells (increasing to $1,911,128 from $1,719,066 in August 2024) to a  decrease of 7.8% for the average size 2,200 sq ft detached home in Bermuda Dunes (decreasing to $638,506 from $692,747 in August 2024). In August, the 12-month change in the median price of the average size attached home in each city in the Coachella Valley ranged from an increase of 0.6% for the average size 1,750 sq ft attached home in La Quinta (increasing to $679,700 from $675,763 in August 2024) to a decrease of 26% for the average size 1,950 sq ft attached home in Indian Wells (decreasing to $620,412 from $837,412 in August 2024).  

COACHELLA VALLEY AUGUST MONTHLY AVERAGE HOME SALES (3-MONTH AVG): The three-month average of total home sales in the Coachella Valley in August was 550 homes (down 6.6% from 589 home sales in August 2024). Market Watch pointed out that because of seasonality in Coachella Valley home sales, it was difficult to determine where home sales stood on a historical basis. The Sales Recovery data mentioned earlier was designed to help distinguish seasonal changes in home sales from real ones. 

COACHELLA VALLEY AUGUST MONTHLY AVERAGE HOME SALES (12-MONTH AVG): The twelve-month average of total home sales in the Coachella Valley in August was 596 homes (down 2% from 608 home sales in August 2024). Market Watch commented that the housing market needs lower mortgage rates to increase home sales. 

COACHELLA VALLEY AUGUST HOME SALES BY CITY: In the Coachella Valley in August, Palm Springs had the highest average monthly home sales at 112 (up 7.7% from 104 average monthly home sales in August 2024), followed by Palm Desert with 104 average monthly home sales (down 20% from 130 average monthly home sales in August 2024) and then La Quinta with 88 average monthly home sales (up 3.5% from 85 average monthly homes sales in August 2024). In August, Coachella had the lowest average monthly home sales in the Coachella Valley at 8 average monthly home sales (down 11.1% from 9 average monthly home sales in August 2024). 

COACHELLA VALLEY AUGUST HOME SALES BY PRICE RANGE: The highest average monthly home sales was for homes priced between $400K-$499K at 97 homes (the same as in August 2024). The lowest average monthly home sales was for homes priced between $900K-$999K at 19 homes (down 24% from 25 average monthly home sales in August 2024). Market Watch observed that Coachella Valley August average monthly home sales were similar to August 2024 in all price ranges. 

COACHELLA VALLEY AUGUST HOME SALES IN DOLLARS: In August, Coachella Valley home sales averaged $450 million (the same as in August 2024). 

COACHELLA VALLEY AUGUST HOME SALES IN DOLLARS BY CITY: In August, the Coachella Valley city with the highest average monthly sales in dollars was La Quinta at $99M (up 16.5% from $85M in home sales in August 2024). This was followed by Palm Springs with average monthly home sales of $94M (up 17.5% from average monthly home sales of $80M in August 2024) and then Palm Desert with average monthly home sales of $70M (down 23.1% from $91M average monthly home sales in August 2024). The Coachella Valley city with the lowest average monthly home sales in dollars was Coachella at $4M (the same was in August 2024). 

COACHELLA VALLEY AUGUST HOME SALES IN DOLLARS BY PRICE RANGE: In August the highest average monthly home sales in dollars was for homes priced over $2M at $108M (up 42.1% from average monthly home sales of $76M in August 2024). The second highest average monthly home sales was for homes priced between $1M and $1.999M at $96 million (down 11.9% from $109M average monthly home sales in August 2024). Market Watch commented that average monthly home sales for homes priced over $1M accounted for 45.3% of all average monthly home sales in dollars in the Coachella Valley in August. 

COACHELLA VALLEY SEPTEMBER 1ST HOME INVENTORY: On September 1st, the combined inventory of detached and attached homes in the Coachella Valley was 2,796 homes (up 530 homes or 23.4% from 2,266 homes on September 1st, 2024). Market Watch noted that inventory has been improving and that the current level was now comparable to inventory levels before the pandemic. They also noted a seasonal pattern where inventory levels reach their high after the beginning of the year and their low in late Summer. 

COACHELLA VALLEY SEPTEMBER 1ST HOME INVENTORY BY CITY: On September 1st, the Coachella Valley city with the largest inventory was Palm Springs with 609 homes (up 97 homes or 19% from 512 homes on September 1st, 2024). This was followed by Palm Desert with a September 1st inventory of 576 homes (up 171 homes or 42.2% from 405 homes on September 1st, 2024). The Coachella Valley city with the smallest inventory on September 1st was Coachella with 32 homes (up 7 homes or 28% from 25 homes on September 1st, 2024). Market Watch explained that this information could help agents identify what cities have homeowners with the greatest selling interest and how it compares to last year. 

COACHELLA VALLEY SEPTEMBER 1ST HOME INVENTORY BY PRICE RANGE: On September 1st, in the Coachella Valley, the largest inventory was for homes priced between $1M and $1.999M at 470 homes (up 82 homes or 21.1% from 388 homes on September 1st, 2024). The lowest inventory was for homes priced between $900K to $1.999K at 119 homes (up 25 homes or 26.6% from 94 homes on September 1st, 2024). Market Wach explained that this information could help identify what price ranges might be responsible for the growth or contraction of inventory. 

COACHELLA VALLEY SEPTEMBER 1ST MONTHS OF SALES RATIO: On September 1st, the Coachella Valley’s overall months of sales ratio was 4.7 months (up from 3.7 months on September 1st, 2024). Market Watch stated that the months of sale ratio is a fundamental ratio, which measures supply and demand. They noted that the months of sales ratio is now above pre-pandemic levels. They went on the add that while inventory levels have recovered, because of low sales, supply is beginning to exceed demand. However, they felt that this should not cause a problem for home prices unless it begins to extend average selling times. 

COACHELLA VALLEY SEPTEMBER 1ST MONTHS OF SALES RATIO BY CITY: The highest months of sales ratio in the Coachella Valley on September 1st was 5.6 months in Bermuda Dunes (up from 2.3 months on September 1st, 2024), Palm Desert (up from 3.1 months on September 1st, 2024) and Desert Hot Springs (up from 4.0 months on September 1st, 2024). The lowest months of sales ratio in the Coachella Valley on September 1st was 3.9 months in La Quinta (up slightly from 3.8 months on September 1st, 2024). Market Watch felt that the September 1st months of sales ratios were pretty consistent between 4.0 and 5.0 months in most of the nine Coachella Valley cities. They added that since the months of sales ratio is really the supply-demand equation for housing, this information showed the Coachella Valley housing market was becoming supply heavy. 

COACHELLA VALLEY SEPTEMBER 1ST MONTHS OF SALES RATIO BY PRICE RANGE: The highest months of sales ratio in the Coachella Valley on September 1st was for homes priced between $1M and $1.999M at 6.7 months (up from 4.8 months on September 1st 2024). The lowest months of sales ratio in the Coachella Valley on September 1st was for homes priced between $400K and $499K at 4.2 months (up from 3.1 months on September 1st, 2024). Market Watch again explained that since months of sales ratios are really the supply-demand equation for housing, the large increases over last year shows supply is starting to exceed demand in almost all price ranges. They added that this hasn’t affected prices yet and most probably wouldn’t until selling times begin to lengthen. 

COACHELLA VALLEY AUGUST REGIONAL DAYS IN THE MARKET: At the end of August, the median number of days in the market in the Coachella Valley was 60 days (up 12 days from 48 days at the end of August 2024). Market Watch pointed out that the median selling time in the Coachella Valley has been running between 40 and 55 days for over two years. 

COACHELLA VALLEY AUGUST DAYS IN THE MARKET BY CITY: In August in the Coachella Valley, Palm Desert had the longest median selling time at 71 days (up from 48 days in August 2024). Coachella had the lowest median selling time at just 48 days (up from 39 days in August 2024). This was followed by Cathedral City at 50 days (up from 16 days in August 2024) and then Desert Hot Springs also at 50 days (down from 63 days in August 2024). Palm Desert had the highest median selling time at 71 days (up from 48 days in August 2024). 

COACHELLA VALLEY AUGUST DAYS IN THE MARKET BY PRICE RANGE: In August in the Coachella Valley, homes priced between $700K to $799K had the lowest median selling time at 50 days (down from 53 days in August 2024). The longest median selling time was for homes priced between $900K and $999K at 83 days (up from 68 days in August 2024). Market Watch explained usually, selling times increase with higher priced homes. However, they didn’t see that in the current Coachella Valley housing market which they felt was a positive situation. 

COACHELLA VALLEY AUGUST REGIONAL PRICE PREMIUM/DISCOUNT: In August, detached homes in the Coachella Valley were selling at an average discount from list price of 2.9% (up from an average discount of 2.3% in August 2024). In August, attached homes in the Coachella Valley were selling at an average discount from list price of 3.5% (up from an average discount of 3% in August 2024). Markwt Watch stated that these discounts were back to pre-pandemic norms. 

COACHELLA VALLEY AUGUST PRICE PREMIUM/DISCOUNT BY CITY: In August in the Coachella Valley, Coachella had the smallest average discount from list price at 0.4% (up from 0% in August 2024). Rancho Mirage had the largest average discount from list price at 4.8% (up from an average discount of 3.7% in August 20214). Market Watch stated that in general, cities with higher priced homes sell at larger discounts. 

COACHELLA VALLEY AUGUST PRICE PREMIUM/DISCOUNT BY PRICE RANGE The smallest average discount from list price in August in the Coachella Valley was for homes priced between $500K and $599K at 2% (up from an average discount of 1.4% in August 2024). The highest average discount from list price in August in the Coachella Valley was for homes priced over $2M at 5.5% (down from 6% in August 2024). Market Watch noted that as a general rule, price discounts increase with higher priced homes. However, in the Coachella Valley in August, they noted that the lowest discounts occurred in the mid-range price ranges.

 COACHELLA VALLEY AUGUST PERCENTAGE OF HOMES SELLING OVER LIST PRICE: In August in the Coachella Valley, the percentage of homes selling over list price was 10.7% (down from 13.5% in August 2024). Market Watch observed that the percentage of homes selling above list price in August was back to pre-pandemic levels.
