Palm Springs Life Magazine’s Lawrence Karol takes a look at The District at the Edge, a planned community of 47 new homes, rising near the Tahquitz Golf Course. The 47 homes will be built over a 24-month period. Phase One, which includes six homes (two of each floor plan), will be finished this summer.
The District is located on the border of South Palm Springs and southwest Cathedral City, within walking distance of Trader Joe’s, Starbucks, the Target plaza, fine dining, and the golf course and only about four miles from the airport and five miles to the heart of downtown Palm Springs. The community is being built by GHA Companies, one of the largest privately owned homebuilding companies in the Coachella Valley. GHA typically has built Spanish- and Mediterranean-style homes, and the Edge, built in a Desert Modern style, is a first for them.
The three home plans, dubbed, respectively, Soho, Tribeca, and Eastside, seamlessly meld midcentury and contemporary elements into a singular hybrid. Soho models offer 1,771 sq ft of living space, with 2 bedrooms and 2 ½ bathrooms and a bonus main floor office/media room. Soho model pricing starts at $499,900. Tribeca models offer 1,992 sq ft of living space, with 3 bedrooms and 3 bathrooms and will be priced in low to mid $500,000s. Eastside models offer 3 bedrooms and 3 bathrooms in 2,199 sq ft of living space, with an option to convert the ground floor bedroom and bathroom into an attached casita. Eastside prices are expected to be in the low to mid $500,000s.
All homes feature open spaces, 8-foot doors and 9-to-10-foot ceilings, multi-slide doors, nicely sized master and guest room suites and a social kitchen with custom cabinetry, quartz countertops, Whirlpool gold kitchen appliances, Moen fixtures and under cabinet kitchen lighting. In addition, all of the homes will feature double glazed low e-glass to minimize ultraviolet and infrared light passing through, tankless water heaters, are solar ready and are pre-wired for a car charging station.
Outside, each home has a private pool and spa, as well as front, side, and rear landscaping, included in the price. Covered lanais will be prewired for sound and outfitted with a ceiling fan. Homebuyers may choose additional upgrades including a built-in grill, fire pit, and water features. The community’s common area, the Edge Club, will house a 40-foot lap pool, large spa, outdoor showers, his-and-hers changing rooms, and an outdoor grill area. Canine residents and their parents will also be able to take advantage of a dog park and a perimeter walking green belt.
Buyers can get their first look at the homes in three fully furnished models, one for each floor plan, beginning in mid-June.
