Coachella Valley real estate market experts Market Watch LLC have just released their March 2026 GPSR Desert Housing Report. Some highlights: 

COACHELLA VALLEY MARCH HOME SALES RECOVERY

Home Sales Recovery data shows where current home sales are as a percentage of historic norms, where these norms are the average monthly home sales over the years 2016, 2017, 2018 and 2019. In March, Coachella Valley home sales were below March norm sales by 16.9% (an improvement from March 2025 where average monthly home sales were 18.5% below March norm sales).

COACHELLA VALLEY MARCH DETACHED HOME MEDIAN PRICE

The median price of a detached home in the Coachella Valley in March was $690,000 (down 2.8% from $710,000 in March 2025). Market Watch commented that the detached home median price in the Coachella Valley usually hits its seasonal low in Autumn and its high in Spring. They felt that this March data showed that detached homes in the Coachella Valley have in general maintained the price gains that occurred during the pandemic.

COACHELLA VALLEY MARCH ATTACHED HOME MEDIAN PRICE

The median price of an attached home in the Coachella Valley in March was $499,000 (down 2.6% from $512,500 in March 2025). Market Watch observed that the seasonal price change in the Coachella Valley for attached homes followed the same seasonal pattern as was observed for detached homes, but with a much larger price variation.

COACHELLA VALLEY MARCH ANNUAL CHANGE IN THE PRICE OF THE AVERAGE SIZE HOME BY CITY

In the Coachella Valley in March, changes in the price of the average size detached home in each city ranged from an increase of 10.3% for the 1,700 sq ft average size detached home in Coachella (increasing to $487,965 from $442,323 in March 2025) to a decrease of 12.5% for the 2,175 sq ft average size detached home in Palm Springs (decreasing to $1,103,493 from $1,261,065 in March 2025). In the Coachella Valley in March, changes in the price of the average size attached home in each city ranged from an increase of 8.8% for the 1,750 sq ft average size attached home in La Quinta (increasing to $682,042 from $627,060 in March 2025) to a decrease of 21.1% for the 750 sq ft average size attached home in Desert Hot Springs (decreasing to $112,832 from $142,943 in March 2025).

COACHELLA VALLEY MARCH AVERAGE MONTHLY HOME SALES (THREE MONTH AVERAGE)

Coachella Valley three-month average home sales in March were 651 homes (down 1.5% from 661 average monthly home sales in March 2025). Market Watch explained that because of the seasonality in Coachella Valley home sales, it was difficult to determine where home sales stood on a historical basis. They explained that the Home Sales Recovery data helped to distinguish seasonal changes in home sales from real changes in home sales.

COACHELLA VALLEY MARCH AVERAGE MONTHLY HOME SALES (TWELVE MONTH AVERAGE)

Coachella Valley 12-month average home sales (which removes the seasonality in Coachella Valley home sales data) was 626 homes per month (up 1.8% from 615 home sales per month in March 2025). Market Watch stated that the housing market needs lower mortgage rates. However, they added that the Federal Reserve Board had stopped lowering short-term rates until the effect of the administration’s new economic policies could be determined.

COACHELLA VALLEY MARCH MONTHLY HOME SALES BY CITY

In the Coachella Valley in March, Palm Desert had the highest average monthly home sales at 149 homes (down 2% from 152 average monthly home sales in March 2025), followed by Palm Springs with 137 average monthly home sales (up 5.4% from 130 average monthly home sales in March 2025) and then La Quinta with 107 average monthly home sales (down 8.5% from 117 average monthly home sales in March 2025). Coachella had the lowest average monthly home sales at 6 homes (down 25% from 8 average monthly home sales in March 2025).

COACHELLA VALLEY MARCH MONTHLY HOME SALES BY PRICE RANGE

The highest average monthly home sales in the Coachella Valley in March was 102 homes (i) for homes priced between $400K and $499K (up 6.3% from 96 average monthly home sales in March 2025), and (ii) for homes priced between $1M and $1.999M (down 9.7% from 113 average monthly home sales in March 2025). The lowest average monthly home sales of 27 homes was for homes priced between $900K and $999K (down 12.9% from average monthly home sales of 31 homes in March 2025).3.2%

COACHELLA VALLEY MARCH MONTHLY HOME SALES IN DOLLARS

Coachella Valley home sales in March were $619 million (up 1.0% from average monthly home sales of $613 in March 2025).

COACHELLA VALLEY MARCH MONTHLY HOME SALES IN DOLLARS BY CITY

In the Coachella Valley in March, the highest average monthly home sales in dollars were in La Quinta at $160 million (up 3.2% from average monthly home sales of $155 million in March 2025) . This was followed by both Palm Desert with average monthly home sales of $117 million (down 1.7% from average monthly home sales of $119 million in March 2025) and Palm Springs also with average monthly home sales of $117 million (down 0.8% from average monthly home were in Coachella with average monthly home sales of $3 million (down 25% from average monthly home sales of $4 million in March 2025).

COACHELLA VALLEY MARCH MONTHLY HOME SALES IN DOLLARS BY PRICE RANGE

In the Coachella Valley in March, the highest average monthly home sales in dollars were $206 million for homes priced over $2 million (up 13.2%  from average monthly home sales of $182 million in March 2025) . This was followed by average monthly home sales of $139 million for homes priced between $1 million and $1.999 million (down 8.6% from average monthly home sales of $152 million in March 2025). The lowest average monthly home sales in dollars were $10 million for homes priced under $300K (up 11.1% from average monthly home sales of $9 million in March 2025).  Market Watch noted that the total dollar sales for homes priced over $1 million accounted for 55.7% of all dollar sales in the Coachella Valley.

COACHELLA VALLEY APRIL 1ST HOME SALE INVENTORY

On April 1st, the combined inventory of detached and attached homes in the Coachella Valley was 3,557 homes (down 3.0% from 3,667 homes on April 1st, 2025). Market Watch stated that inventory has been improving and the current level was comparable to pre-pandemic inventory levels. They added that the normal seasonal pattern in the Coachella Valley is a high inventory level at the turn of the year and low inventory level in late Summer.

OACHELLA VALLEY APRIL 1ST HOME SALE INVENTORY BY CITY

The Coachella Valley city with the highest inventory level on April 1st was Palm Desert with 801 homes for sale (up 7.1% from 748 homes for sale on April 1st, 2025), followed by Palm Springs with 769 homes for sale (down 6.6% from 823 homes for sale on April 1st, 2025). The Coachella Valley city with the lowest inventory level on April 1st was Coachella with 42 homes for sale (up 35.5% from 31 homes for sale on April 1st, 2025). Market Watch stated that this information could help agents determine what cities have homeowners with the greatest selling interest and how it compares to last year.

COACHELLA VALLEY APRIL 1ST HOME SALE INVENTORY BY PRICE RANGE

The highest inventory level in the Coachella Valley on April 1st was 604 homes for sale for homes priced between $1 million and $1.999 million (down 9.4% from 667 homes for sale on April 1st, 2025), followed by 510 homes for sale for homes priced between $500K and $599K (up 7.8% from 473 homes for sale on April 1st, 2025). The lowest inventory level in the Coachella Valley on April 1st was 137 homes for sale for homes priced between $900 and $999K (down 26.7% from 187 homes for sale on April 1st, 2025). Market Watch noted that this information could help locate what price ranges might be responsible for the growth or contraction of inventory.

COACHELLA VALLEY APRIL 1ST MONTHS OF SALES RATIO

Om April 1st, the Coachella Valley’s months of sales ratio was 5.7 months (down from 6.0 months on April 1st, 2025). Market Watch commented that the month of sales ratio is a fundamental ratio, measuring supply and demand. They added that it is now above pre-pandemic levels. So while inventory has recovered, they felt that because of low sales, supply was beginning to exceed demand. However, they felt that this should not cause a problem for home prices unless it begins to extend average selling times.

COACHELLA VALLEY APRIL 1ST MONTHS OF SALES RATIO BY CITY

The highest months of sales ratio in the Coachella Valley on April 1st was 7.0 months in Coachella (up from 3.7 months on April 1st, 2025), followed by Rancho Mirage at 6.5 months (down from 7.6 months on April 1st, 2025). The lowest months of sales ratio on April 1st was in La Quinta at 4.5 months (up from 4.2 months on April 1st, 2025). Market Watch cautioned that since the months of sales ratio is really the supply and demand equation for housing, it showed the housing market was becoming supply heavy.

COACHELLA VALLEY APRIL 1ST MONTHS OF SALES RATIO BY PRICE RANGE

The highest months of sales ratio in the Coachella Valley on April 1st was 7.1 months for homes priced over $2 million (up from 6.9 months on April 1st, 2025), followed by 6.7 months for homes priced between $800K and $899K (down from 7.3 months on April 1st, 2025). The lowest months of sales ratio on April 1st was 4.6 months for both homes priced between $400K and $499K (down slightly from 4.7 months on April 1st, 2025) and homes priced between $700K and $799K (down from 6.5 months on April 1st, 2025). Market Watch noted that since months of sales ratios are really the supply-demand equation for housing, the large increases in months of sales ratio over last year showed supply is starting to exceed demand in almost all price ranges. They added that this hasn’t affected prices yet and most probably wouldn’t until selling times begin to lengthen.

COACHELLA VALLEY MARCH DAYS IN THE MARKET

At the end of March, the median number of days in the Coachella Valley was 49 days (up slightly from 48 days in March 2025). Market Watch commented that the median selling time in the Coachella Valley has been between 40 and 55 days for over two years.

COACHELLA VALLEY MARCH DAYS IN THE MARKET BY CITY

In March in the Coachella Valley, Palm Springs had the shortest median selling time at 43 days (down from 48 days in March 2025). This was followed by Rancho Mirage at 44 days (also down from 48 days in March 2025). Bermuda Dunes had the longest median selling time at 66 days (up from 52 days in March 2025).

COACHELLA VALLEY MARCH DAYS IN THE MARKET BY PRICE RANGE

In March in the Coachella Valley, the shortest median selling time was 34 days for homes priced over $2 million (down from 48 days in March 2025). The longest median selling time was 71 days for homes priced between $700K and $799K (up from 48 days in March 2025). Market Watch noted that usually selling times increase with higher priced homes. They didn’t see that in the current Coachella Valley market which they felt was a positive situation.

COACHELLA VALLEY MARCH AVERAGE PRICE PREMIUM/DISCOUNT FROM LIST PRICE

In March, detached homes in the Coachella Valley were selling at an average discount of -2.8% from list price (compared to a discount of 2.5% in March 2025). In March, attached homes in the Coachella Valley were selling at a 3.4% discount from list price (compared to a discount of 2.9% in March 2025). Market Watch explained that these average discounts from list price were back to pre-covid norms.

COACHELLA VALLEY MARCH AVERAGE PRICE PREMIUM/DISCOUNT FROM LIST PRICE BY CITY

In March in the Coachella Valley, Coachella had the lowest average discount from list price at 1.5% (compared to an average discount of 0.4% in March 2025). In March in the Coachella Valley, Bermuda Dunes had the highest average discount from list price at 4.8% (compared to an average discount of 2.1% in March 2025).

COACHELLA VALLEY MARCH AVERAGE PRICE PREMIUM/DISCOUNT FROM LIST PRICE BY PRICE RANGE

In March in the Coachella Valley, the lowest average discount from list price was 2.1% for homes priced between $500K and $599K (compared to an average discount of 2.3% in March 2025). In March in the Coachella Valley, the highest average discount from list price was 4.5% for homes priced under $300K (compared to an average discount of 2.9% in March 2025). Market Watch explained that as a rule, price discounts increase with higher priced homes. However, in the Coachella Valley the lowest discounts in March were  in the middle price ranges. They called out that homes priced over $2 million dollars sold in March with an average discount of -3.9% (the same as in March 2025).

COACHELLA VALLEY MARCH PERCENTAGE OF HOMES SELLING ABOVE LIST PRICE

In the Coachella Valley in March, the percentage of homes selling over list price was 8.8% (compared to 11.5% in March 2025). Market Watch did note that the percentage of homes selling above list price was back to pre-pandemic levels.
