The Modernism Week Fall Preview, a four-day long “mini-Modernism Week”, is back this fall from October 14th to October 17th. The event will feature more than 50 events, including tours, talks, and parties in unique locations not regularly open to the public. You won’t want to miss the Palm Springs Modernism Show & Sale Fall Edition, featuring more than 40 premier national and international decorative and fine arts dealers. Palm Springs Life Magazine’s Jim Powers writes that Pioneertown will be hosting the Pioneertown International Film Festival, billed as a celebration of western and indie cinema in an iconic town, August 27th – 29th. The event promises to bring the past into the present with a bang and a whinny. 

Historic Pioneertown was founded in 1946, when Dick Curtis and 17 investors, including Roy Rogers, Dale Evans and The Sons of The Pioneers western music group purchased 32,000 acres of land and began building a filming location, vacation destination and permanent residence for people working in the entertainment industry, ranchers and desert lovers that would eventually become Pioneertown. Mane Street was built as a recreation of an 1880’s western town, with fully functional buildings rather than just facades, to be used as a backdrop for western movies. Back in the 1940’s and 1950’s, Pioneertown was an entirely self-contained town with cast, crew and others as residents. Hundreds of Westerns were filmed there, including “The Cisco Kid”, “Annie Oakley” and “Judge Roy Bean”. Gene Autry, the famous Singing Cowboy, filmed his Flying A television shows from Pioneertown, with the Pioneertown Bowling Alley being a favorite location. Later as Westerns fell out of fashion and the town lost many residents, one of the old buildings became a roadhouse bar called Pappy and Harriet’s. As the years rolled along and Pappy passed away it was taken over by Linda Krantz and Robyn Celia, and grew into one of the biggest little music venues in the entire country, with A-listers like Paul McCartney, Robert Plant, Lucinda Williams, Wanda Jackson, Lorde, Leon Russell, and Daniel Lanois to name a few gracing its stage. Billboard Magazine has called it one of the Top Ten live music venues in the entire country. 

Spurred by a love of both Pioneertown and western films, film director and producer Julian Pinder saw an opportunity to create a small-scale international film festival. Ten years ago, Pinder, a film director and producer who created and directed the Netflix original series, Fire Chasers, with Leonardo DiCaprio in 2017, purchased a 50-acre ranch just outside Pioneertown. For the inaugural event, Pinder has brought in former Sundance programmer Todd Luoto to curate a collection of new and classic western films. The opener is “The Last Manhunt”, produced by Jason Momoa of Aquaman fame and directed by Christian Camargo, The event will feature live music, roughly 50 legendary directors, actors, filmmakers and special guests, film maker dinners under the stars, masterclasses, showings of some recently restored Paramount westerns, a showcase of “The Indigenous Image in Westerns”, among other events.

Stagecoach 2022, which bills itself as California’s Country Music Festival, rolls into the Empire Polo Club in Indio April 29th – May 1st. The lineup was just released and here is a quick overview:

•       The Friday night headliner is Thomas Rhett with earlier shows by Maren Morrisa, Midland, Brandi Carlile, Jordan Davis Tanya Tucker, The Marcus Kind Band, Ryan Hurd, Ingrid Andress and many others during the day.

•       The Saturday night headliner is none other than Carrie Underwood, with earlier shows by the Brothers Osborne, Lee Brice, Cody Jinks, Mitchell Tenpenny, Margo Price and many others during the day.

Palm Springs International Airport has landed its third Canadian airline (its twelfth airline overall), with the announcement of Flair Airline’s planned service to the Coachella Valley. Flair Airlines, a Canadian ultra low-cost carrier, plans to start twice weekly service to and from Vancouver in late October 2021. The flights will be operated on either their Boeing 737-800 or 737Max aircraft.

Las Vegas-based Allegiant Airlines recently announced new service from Palm Springs International Airport (PSP) to Music City’s Nashville International Airport (BNA), beginning Nov. 17, 2021. To celebrate, the company is offering one-way fares on the new route as low as $49. The new route will operate twice weekly, with flight days, times and fares available at Allegiant.com. The new service will link two one-of-a-kind destinations, Palm Springs, with its winter warmth and laid-back desert living, and Nashville, with its historic musical roots and a vibrant cultural scene. Should be a very popular route in April when the Stagecoach Country Music Festival takes place…just saying….but you might want to book those tickets well in advance.

Local real estate market experts, Market Watch LLC have just released their June 2021 Desert Housing report. Some highlights:

In June, the Coachella Valley detached home median price was $599,000 (up 30.5% from $459,000 one year ago).

In June, the Coachella Valley attached home median price was $365,000 (an increase of 32.7% from $275,000 one year ago). Market Watch’s analysis pointed out the very distinct seasonal pattern in attached home prices, with prices traditionally reaching a peak in June before softening over the next four or five months. Market Watch expects a similar pattern to develop this year but much more muted because of so little housing inventory and such heavy demand.

Detached home median price increases year-over-year ranged from 48% in Rancho Mirage to 9.1% in Coachella. Year over year, detached home median prices increased by over 30% in Rancho Mirage, Palm Springs, Indian Wells, Desert Hot Springs and Indio. Significantly, detached home median prices are now above the previous 2006-2007 highs in Palm Springs, Indian Wells, Desert Hot Springs, Indio, Palm Desert, La Quinta and Cathedral City. Attached home median price increases year-over-year ranged from 48.6% in La Quinta to 13.7% in Indio. Year-over-year, attached home median prices increased by more than 30% in La Quinta, Rancho Mirage and Indian Wells. Attached home median prices are still below the previous 2006-2007 high prices in all 7 Coachella Valley cities surveyed.

In June, the 3-month average of total home sales was 1,198 sales per month. While this is down from May’s 3-month average total home sales of 1,300 home sales per month, year-over-year June average total home sales were up almost 90% year-over-year. Market Watch felt that the decline in sales from May to June could be the start of the normal seasonal decline in sales in the June to November time frame.

In June, the 12-month average of total homes sales was 1,131 home sales per month (up 52.2% from 743 home sales per month one year ago). Average monthly detached home sales in June were 772 home sales per month (up 48.2% from 521 home sales per month one year ago). Average monthly attached homes sales per month in June were 358 home sales per month (up 62.0% from 221 home sales per month one year ago).

Average monthly home sales increased in every city in the Coachella Valley. The largest gains occurred in Bermuda Dunes (up 214.3% year-over-year), Indian Wells (up 129.0% year-over-year), La Quinta (up 113.6% year-over-year) and Palm Desert (up 107.6% year-over-year). 

Market Watch’s analysis noted that sales of homes priced under $300,000 remain low because there are fewer and fewer home left in this price range due to home price increases. Sales of homes priced over $1 million averaged 187 home sales per month (up 240% from 55 home sales per month one year ago). Sales of homes priced between $900,000 and $1 million averaged 44 home sales per month (up 300% from 11 home sales per month one year ago).

On July 1^st, there were 654 homes for sale in the entire Coachella Valley (down 72.1% from 2,340 homes for sale on July 1^st, 2020).  Market Watch’s analysis stated that this lack of supply of homes coupled with surging home sales were responsible for increasing home prices. Market Watch went on to state that if inventory follows its tradition seasonal pattern, inventory might continue to decline, at least until widespread use of the COVID-19 vaccines results in increased inventory moving into 2022. 

The month of sales ratio at the end of June was 0.6 months, the lowest ratio in history. At the current home sales rate, inventory would be completely absorbed in roughly two weeks (compared to 3.7 months one year ago). The median value for days in the market in the Coachella Valley was 27 days in June (compared to 54 days a year ago). Market Watch’s analysis stated that they expect this metric to continue to decrease, since housing demand continues to far exceed housing supply.

Except for the $700,000-$800,000, $900,000-$1 million and the over $1 million price ranges, the months of sales ratio was at or below 0.6 of a month in all other price ranges. The months of sales ratio for homes priced over $1 million was 1.3 months in June, which Market Watch pointed out is the lowest ratio in history. 

On July 1st, the month of sales ratio in every major city of the Coachella Valley, other than Desert Hot Springs, was 9/10 of a month or lower. Market Watch’s analysis noted that even in Rancho Mirage and Indian Wells, which normally have the highest ratios in the region because of their higher priced homes, the months of sales ratios were 0.5 months and 0.7 months, respectively.

Lastly, the median sale price discount from list in June was 0.0% (as it has been for the last 4 months). Market Watch’s analysis explained that since the median value is the middle value of all sales in the sample, in the current market more homes are selling at exactly their list price than above or below it, which causes the median number to be zero.

The Desert Sun’s Shad Powers reports that the 2021 BNP Paribas Tennis Tournament will be held October 4^th to October 17^th at the Indian Wells Tennis Garden. Tickets go on sale Wednesday June 7^th at BNPparibasopen.com/tickets.

Phillippe Dore, marketing director for the Tournament, is quoted as stressing that the BNP Paribas was one of the first sporting events to postpone their March 2020 Tournament because they prioritized the health and safety of stakeholders, players, fans and vendors. This prioritization of health and safety is leading the tournament to require vaccination for fans at this fall’s event, with the particulars relating to proof of vaccination to be worked out. In addition, depending on the COVID-19 conditions at the time of the tournament, there could be COVID-19 testing required and mask mandates in certain seating areas, if imposed by the Riverside County Health Department and/or the State of California.

Due to some inflexibility in the ATP  (Association of Tennis Professionals) schedule caused by the Shanghai Masters Tournament (running October 3^rd to October 10^th), the size of the men’s field will be reduced from 96 players to 56 players. The WTA (Women’s Tennis Association) schedule is open during the 2 weeks of the BNP Paribas Open, so the traditional field of 96 players will remain for the women players. In addition, there will be a 32 team women’s double field and a 28 team men’s double field.
