COACHELLA VALLEY SEPTEMBER SALES RECOVERY: September Coachella Valley home sales were 32.2% below pre-pandemic September normal home sales (compared to 34.6% in September 2024). September normal pre-pandemic home sales were calculated from September Coachella Valley home sales in the years 2026 through 2019.
COACHELLA VALLEY SEPTEMBER DETACHED HOME MEDIAN PRICE: The September detached home median price in the Coachella Valley was $625,000 (down 2.3% from $635,000 in September 2024). Market Watch commented that the Coachella Valley detached home median price usually hits its seasonal low in Autumn and its seasonal high in the Spring. They were encouraged that detached homes in the Coachella Valley have in general maintained the price gains achieved during the pandemic.
COACHELLA VALLEY SEPTEMBER ATTACHED HOME MEDIAN PRICE: The September attached home median price in the Coachella Valley was $420,000 (down 3.4% from $435,000 in September 2024). Market Watch commented that attached home median prices followed the same seasonal pattern as detached home median prices.
COACHELLA VALLEY SEPTEMBER 12 MONTH PRICE CHANGE FOR THE AVERAGE SIZE HOME BY CITY: In the Coachella Valley in September, changes in the median price of the average size detached home in each city ranged from an increase of 3.1% (increasing to $562,789 from $545,922) for the 1,800 sq ft average size detached home in Cathedral City to a decrease of 16.1% (decreasing to $1,690,053 from $2,013,644) for the 3,450 sq ft average size detached home in Indian Wells. In the Coachella Valley in September, changes in the median price of the average size attached home in each city ranged from a decrease of 2.6% (deceasing to $539,114 from $553,711) for the 1,775 sq ft average size attached home in Rancho Mirage to a decrease of 21% (decreasing to $641,687 from $812,507) for the 1,950 sq ft average size attached home in Indian Wells.
COACHELLA VALLEY SEPTEMBER MONTHLY HOME SALES (3 MONTH AVERAGE): In the Coachella Valley in September, total monthly home sales averaged 539 homes (up 5.9% from 509 average monthly home sales in September 2024). Market Watch explained that because of the seasonality in Coachella Valley home sales, it was difficult to determine where home sales stood on a historical basis. The Sales Recovery data was designed to help distinguish seasonal home sales changes from real ones.
COACHELLA VALLEY SEPTEMBER MONTHLY HOME SALES (12 MONTH AVERAGE): In the Coachella Valley in September, the total monthly home sales averaged (using a 12 month average) 611 homes (up 1% from 605 average monthly home sales in September 2024). Market Watch commented that the housing market needs lower mortgage rates. They added that although inflation has remained low, up until now the Federal Reserve Board had stopped lowering short-term interest rates until the effect of the administration’s new economic policies could be determined.
COACHELLA VALLEY SEPTEMBER HOME SALES BY CITY: In the Coachella Valley, Palm Springs had the highest average September monthly home sales at 115 homes (up 21% from 95 home sales in September 2024), followed by Palm Desert with 101 home sales (down 3.8% from 105 home sales in September 2024), then La Quinta with 78 home sales (down 1.3% from 79 home sales in September 2024). Coachella had the lowest average September monthly home sales in the Coachella Valley at 7 home sales (down 22.2% from 9 home sales in September 2024).
COACHELLA VALLEY SEPTEMBER HOME SALES BY PRICE RANGE: Coachella Valley September home sales were highest for homes priced between $400K and $499K at 97 home sales (up 14.1% from 85 home sales in September 2024). Coachella Valley September home sales were lowest for homes priced between $900K and $999K at 21 home sales (up 10.5% from 19 home sales in September 2024). Market Watch felt that Coachella Valley September home sales were comparable in all price ranges to those in September 2024.
COACHELLA VALLEY SEPTEMBER HOME SALES IN DOLLARS: Coachella Valley September home sales were $424M (up 11% from home sales of $382M in September 2024).
COACHELLA VALLEY SEPTEMBER HOME SALES IN DOLLARS BY CITY: In the Coachella Valley, the highest September average monthly home sales in dollars was in Palm Springs at $93M (up 31 % from $71M in September 2024). This was followed by La Quinta with September average monthly home sales of $77M (up 4% from $74M in home sales in September 2024) and Palm Desert with September average monthly home sales of $68M (down 4.2% from home sales of $71M in September 2024). The lowest September average monthly home sales in dollars was in Coachella at $4M (down 20% from $5M in home sales in September 2024).
COACHELLA VALLEY SEPTEMBER HOME SALES IN DOLLARS BY PRICE RANGE: In the Coachella Valley, the highest September average monthly home sales in dollars was $97M for homes priced above $2M (up 59% from $61M in September 2024), followed closely by monthly average home sales of $88M for homes priced between $1M and $1.999M (down 4.4 from $92M in September 2024). The lowest monthly average home sales in September were for homes priced under $300K at $8M (the same as in September 2024). Market Watch noted that home sales in dollars for homes priced above $1M accounted for 43.5% of all home sales in dollars in the Coachella Valley in September.
COACHELLA VALLEY OCTOBER 1ST HOME INVENTORY: On October 1st , the combined inventory of detached and attached homes for sale in the Coachella Valley was 2,799 homes (up 375 homes or 15.5% from 2,421 homes on October 1st, 2024). Market Watch noted that inventory has been improving and current levels are now comparable to inventory before the pandemic. The seasonal pattern shows an inventory high at the beginning of the year and an inventory low in late Summer.
COACHELLA VALLEY OCTOBER 1ST HOME INVENTORY BY CITY: On October 1st in the Coachella Valley, largest home inventory was in Palm Springs with 615 homes (up 11.4% from 552 homes on October 1st, 2024), followed by Palm Desert with 583 homes (up 30.7% from 446 homes on October 1st, 2024). The lowest home inventory was in Coachella at 39 homes (up 56% from 25 homes on October 1st, 2024). Market Watch was of the opinion that this data could help agents know what cities have homeowners with the greatest selling interest and how this compares to last year.
COACHELLA VALLEY OCTOBER 1ST HOME INVENTORY BY PRICE RANGE: On October 1st in the Coachella Valley, the highest inventory level was for homes priced between $500K and $599K at 471 homes (up 24.9% from 377 homes on October 1st, 2024). The lowest inventory level was for homes priced between $900K and $999K at 120 homes (up 15.4% from 104 homes on October 1st, 2024). Market Watch noted that this data could help to locate what price ranges might be responsible for the growth or contraction of inventory.
COACHELLA VALLEY OCTOBER 1ST VALLEY-WIDE MONTHS OF SALES RATIO: On October 1st, the Coachella Valley’s valley-wide months of sales ratio was 4.6 months (up 15% from 4 months on October 1st, 2024). Market Watch stated that this fundamental ratio, which measures supply and demand, is now above pre-pandemic levels. They felt that while inventory has recovered, because of low home sales, supply was beginning to exceed demand. However, they felt that this should not cause a problem for home prices unless it begins to extend average selling times.
COACHELLA VALLEY OCTOBER 1ST MONTHS OF SALES RATIO BY CITY: On October 1st in the Coachella Valley, the lowest months of sales ratio was 4.0 months in Desert Hot Springs (up slightly from 3.9 months on October 1st, 2024). The highest months of sales ratio was 6.0 months in Bermuda Dunes (up 53.9% from 3.9 months on October 1st, 2024). Market Watch saw consistent months of sales ratios between 4.0 and 5.0 months in most of the nine Coachella Valley cities. Since months of sales is really the supply-demand equation for housing, Market Watch felt that this data showed that the Coachella Valley housing market was becoming supply heavy.
COACHELLA VALLEY OCTOBER 1ST MONTHS OF SALES RATIO BY PRICE RANGE: On October 1st, in the Coachella Valley, the lowest months of sales ratio was for homes priced between $300K and $399K and $400K and $499K both at 4.0 months (from 3.3 and 3.8 months respectively on October 1st, 2024). The highest months of sales ratio was for homes priced over $2M at 7.5 months (down slightly from 7.6 months on October 1st, 2024). Market Watch was of the opinion that since months of sales ratios are really the supply-demand equation for housing, the large increases in months of sales ratios over last year shows supply is starting to exceed demand in almost all price brackets. They added that this hasn’t affected prices yet and most probably won’t until selling times begin to lengthen.
COACHELLA VALLEY SEPTEMBER VALLEY-WIDE DAYS IN THE MARKET: At the end of September, the median number of days in the market in the Coachella Valley was 59 days (10 days more than 49 days in September 2024). Market Watch noted that the median selling time in the Coachella Valley region had been running between 40 and 55 days for over two years.
COACHELLA VALLEY SEPTEMBER DAYS IN THE MARKET BY CITY: In September, the Coachella Valley’s lowest average selling time was in Desert Hot Springs at 45 days (down from 55 days in September 2024). This was followed by Cathedral City at 47 days (up from 34 days in September 2024). Palm Desert had the longest average selling time at 70 days (up from 52 days in September 2024).
COACHELLA VALLEY SEPTEMBER DAYS IN THE MARKET BY PRICE RANGE: In September, the Coachella Valley’s lowest average selling time was for homes priced between $700K and $799K at 47 days (down from 58 days in September 2024). The longest average selling time was for homes priced between $900K an $999K at 71 days (up from 69 days in September 2024). Market Watch stated that it was important to note if any price range had an abnormal number of days in the market. They went on to add that usually selling times increase with higher priced homes. In the current Coachella Valley market, they didn’t see that trend, which they felt was a positive situation.
COACHELLA VALLEY SEPTEMBER AVERAGE PRICE PREMIUM/DISCOUNT: In the Coachella Valley in September, detached homes were selling at an average discount of 2.7% below list price (compared to an average discount of 2.1% in September 2024). Attached homes were selling at an average discount of 3.7% from list price (compared to an average discount of 3.0% in September 2024). Market Watch felt that the premium/discount numbers were back to pre-covid norms.
COACHELLA VALLEY SEPTEMBER AVERAGE PRICE PREMIUM/DISCOUNT BY CITY: Market Watch noted that in general, cities with higher priced homes sell at larger discounts. In September, the lowest price discount in the Coachella Valley was in Desert Hot Springs at a discount of 0% (compared to an average discount of 0.7% in September 2024) The highest price discount was in Rancho Mirage and Indian Wells at an average discount of 5.4% (compared to an average discount of 3.5% and 3.6% respectively in September 2024).
COACHELLA VALLEY SEPTEMBER AVERAGE PRICE PREMIUM/DISCOUNT BY PRICE RANGE: In September, the lowest price discount in the Coachella Valley was for homes priced between $300K and $399K at an average discount of 1.5% (compared to an average price discount of 2.0% in September 2024). The highest price discount in the Coachella Valley in September was for homes priced under $300K at 5.8% (compared to 3.7% in September 2024). Market Watch noted that as a rule, price discounts increase with higher priced homes. However, in the Coachella Valley they noted that the lowest discounts seemed to occur in the mid-range price ranges.
COACHELLA VALLEY SEPTEMBER PERCENTAGE OF HOMES SELLING ABOVE LIST PRICE: In September, the percentage of homes in the Coachella Valley selling over list price was 11.3%. Market Watch stated that the detached home median price usually hits its seasonal low in Autumn and its seasonal high in Spring. They also stated that detached homes in the Valley have in general maintained the price gains that occurred during the pandemic.
COACHELLA VALLEY AUGUST ATTACHED HOME MEDIAN PRICE: The median price of an attached home in the Coachella Valley in August was $439,950 (down 1.1% from$445,000 in August 2024). Market Watch noted that attached home median prices seem to follow the same seasonal pattern as detached homes, with attached home median prices usually hitting their seasonal low in Autumn and their seasonal high in Spring.

Market Watch observed that Coachella Valley August average monthly home sales were similar to August 2024 in all price ranges.

The second highest average monthly home sales was for homes priced between $1M and $1.999M at $96 million (down 11.9% from $109M average monthly home sales in August 2024). Market Watch commented that average monthly home sales for homes priced over $1M accounted for 45.3% of all average monthly home sales in dollars in the Coachella Valley in August.
COACHELLA VALLEY SEPTEMBER 1ST HOME INVENTORY: On September 1st, the combined inventory of detached and attached homes in the Coachella Valley was 2,796 homes (up 530 homes or 23.4% from 2,266 homes on September 1st, 2024). Market Watch noted that inventory has been improving and that the current level was now comparable to inventory levels before the pandemic. They also noted a seasonal pattern where inventory levels reach their high after the beginning of the year and their low in late Summer.
COACHELLA VALLEY SEPTEMBER 1ST HOME INVENTORY BY CITY: On September 1st, the Coachella Valley city with the largest inventory was Palm Springs with 609 homes (up 97 homes or 19% from 512 homes on September 1st, 2024). This was followed by Palm Desert with a September 1st inventory of 576 homes (up 171 homes or 42.2% from 405 homes on September 1st, 2024). The Coachella Valley city with the smallest inventory on September 1st was Coachella with 32 homes (up 7 homes or 28% from 25 homes on September 1st, 2024). Market Watch explained that this information could help agents identify what cities have homeowners with the greatest selling interest and how it compares to last year.

Market Wach explained that this information could help identify what price ranges might be responsible for the growth or contraction of inventory.

Market Watch stated that the months of sale ratio is a fundamental ratio, which measures supply and demand. They noted that the months of sales ratio is now above pre-pandemic levels. They went on the add that while inventory levels have recovered, because of low sales, supply is beginning to exceed demand. However, they felt that this should not cause a problem for home prices unless it begins to extend average selling times.
COACHELLA VALLEY SEPTEMBER 1ST MONTHS OF SALES RATIO BY CITY: The highest months of sales ratio in the Coachella Valley on September 1st was 5.6 months in Bermuda Dunes (up from 2.3 months on September 1st, 2024), Palm Desert (up from 3.1 months on September 1st, 2024) and Desert Hot Springs (up from 4.0 months on September 1st, 2024). The lowest months of sales ratio in the Coachella Valley on September 1st was 3.9 months in La Quinta (up slightly from 3.8 months on September 1st, 2024). Market Watch felt that the September 1st months of sales ratios were pretty consistent between 4.0 and 5.0 months in most of the nine Coachella Valley cities. They added that since the months of sales ratio is really the supply-demand equation for housing, this information showed the Coachella Valley housing market was becoming supply heavy.

Market Watch again explained that since months of sales ratios are really the supply-demand equation for housing, the large increases over last year shows supply is starting to exceed demand in almost all price ranges. They added that this hasn’t affected prices yet and most probably wouldn’t until selling times begin to lengthen.

Market Watch pointed out that the median selling time in the Coachella Valley has been running between 40 and 55 days for over two years.
COACHELLA VALLEY AUGUST DAYS IN THE MARKET BY CITY: In August in the Coachella Valley, Palm Desert had the longest median selling time at 71 days (up from 48 days in August 2024). Coachella had the lowest median selling time at just 48 days (up from 39 days in August 2024). This was followed by Cathedral City at 50 days (up from 16 days in August 2024) and then Desert Hot Springs also at 50 days (down from 63 days in August 2024). Palm Desert had the highest median selling time at 71 days (up from 48 days in August 2024).
COACHELLA VALLEY AUGUST DAYS IN THE MARKET BY PRICE RANGE: In August in the Coachella Valley, homes priced between $700K to $799K had the lowest median selling time at 50 days (down from 53 days in August 2024). The longest median selling time was for homes priced between $900K and $999K at 83 days (up from 68 days in August 2024). Market Watch explained usually, selling times increase with higher priced homes. However, they didn’t see that in the current Coachella Valley housing market which they felt was a positive situation.
COACHELLA VALLEY AUGUST REGIONAL PRICE PREMIUM/DISCOUNT: In August, detached homes in the Coachella Valley were selling at an average discount from list price of 2.9% (up from an average discount of 2.3% in August 2024). In August, attached homes in the Coachella Valley were selling at an average discount from list price of 3.5% (up from an average discount of 3% in August 2024). Markwt Watch stated that these discounts were back to pre-pandemic norms.
COACHELLA VALLEY AUGUST PRICE PREMIUM/DISCOUNT BY CITY: In August in the Coachella Valley, Coachella had the smallest average discount from list price at 0.4% (up from 0% in August 2024). Rancho Mirage had the largest average discount from list price at 4.8% (up from an average discount of 3.7% in August 20214). Market Watch stated that in general, cities with higher priced homes sell at larger discounts.

Market Watch noted that as a general rule, price discounts increase with higher priced homes. However, in the Coachella Valley in August, they noted that the lowest discounts occurred in the mid-range price ranges.
