Local real estate market experts, Market Watch LLC, have just released their April 2022 Desert Housing Report. Some highlights:

COACHELLA VALLEY DETACHED HOME MEDIAN PRICE: Market Watch noted that Coachella Valley home prices continued to surge in April, with the Coachella Valley detached home median price reaching $670,500 (up 19.8% year-over-year from $559,750 in April 2021 and up 52.3% from $440,000 in April 2020). While Market Watch felt that seasonal factors should begin to slow things down staring in June, they also felt that the forces that have been driving prices higher, i.e., low inventory and high demand, will continue to dominate the market.

COACHELLA VALLEY ATTACHED HOME MEDIAN PRICE: The Coachella Valley attached home median price in April was $479,450 (up 37% year-over-year from $349,900 in April 2021 and up 60.4% from $299,000 in April 2020). Market Watch felt that if the past pre-pandemic historical seasonal pattern were to hold, attached home prices should peak sometime in the next two months and then settle down.

TWELVE MONTH CHANGE IN THE PRICE OF THE AVERAGE SIZE HOME BY CITY: The detached home median price for the average size home by city increased by more than 40% year-over-year in Rancho Mirage (up 43.8% for the average 3,175 sq ft detached home in that city), Indian Wells (up 42.4% year-over-year for the average 3,450 sq ft detached home in that city) and Palm Springs (up 40.4% for the average 2,175 sq ft detached home in that city). The attached home median price for the average size home by city increased by over 40% year-over-year in Rancho Mirage (up 49.9% year-over-year for the average size 1,775 sq ft attached home in that city), Bermuda Dunes (up 47.6% year-over-year for the average size 1,450 sq ft attached home in that city), Desert Hot Springs (up 47.2% year-over-year for the average size 750 sq ft attached home in that city), Palm Desert (up 45.3% year-over-year for the average size 1,600 sq ft attached home in that city), Cathedral City (up 44.3% year-over-year for the average size 1,250 sq ft attached home in that city), Indio (up 44.3% year-over-year for the average size 1,050 sq ft attached home in that city) and Palm Springs (up 40.1% year-over-year for the average size 1,250 sq ft attached home in that city).

MONTHLY COACHELLA VALLEY HOME SALES (THREE-MONTH TRAILING AVERAGE): Total Coachella Valley home sales in April averaged 981 home sales per month (down 23% from the 1,276 average total home sales per month in April 2021, but slightly above pre-pandemic April home sales averages). Market Watch did point out that the expansion in sales that has historically occurred at this time of year is much less than past years, indicating a continuing decrease in home sales.

MONTHLY COACHELLA VALLEY HOME SALES (TWELVE-MONTH TRAILING AVERAGE): The 12-month average of home sales removes all seasonality from the date and revealed total April Coachella Valley home sales averaged 931 home sales per month (down 31 home sales per month from March and down 11% year-over-year). Sales of detached homes were down 10.5% year-over-year, while sales of attached homes were down 13% year-over-year. Market Watch expects the trend of long-term home sales continuing to decrease to continue due to supply restrictions from low inventory.

COACHELLA VALLEY HOME SALES BY CITY: Total home sales decreased year-over-year by 40.7% in Indian Wells, 37.3% in La Quinta, 29.2% in Rancho Mirage, 27.4% in Palm Desert and 18.5% in Palm Springs. Home sales in the cities that are classified primarily as “work force” cities, i.e., Coachella, Cathedral City, Desert Hot Springs and Indio, continued to show comparable home sales numbers to last year.

COACHELLA VALLEY HOME SALES BY PRICE RANGE: There was a large decline in sales of homes priced under $400,000 and a mild increase in sales of homes priced over $500,000. Market Watch pointed out that 217 sales of homes priced over one million dollars (compared to 189 sales of homes priced over one million dollars in April 2021). Market Watch noted that most of this increase is simply due to more homes now being in higher price brackets.

COACHELLA VALLEY HOME INVENTORY: On May 1^st, the total Coachella Valley home inventory was 859 units (up 149 homes or 21% from May 1^st 2021). Market Watch was somewhat encouraged by the increase in home inventory over the last two months at a time when historically home inventory has fallen due to seasonal factors. In order for inventory to increase, a surge in new listings is required. With only 1,240 new listings in April, which is just a normal April level of new listings, Market Watch does not see it happening yet.

COACHELLA VALLEY MONTHS OF SALES RATIO: On May 1^st, the months of sales ratio for the Coachella Valley was 0.9 months, up 0.2 months from May 1^st, 2021. Market Watch explained that this slight increase was due to lower sales and higher inventory compared one year ago. They further explained that normal months of sales ratios would be between three and four months and that the current low months of sales ratio indicate continued upward pressure on home prices.

MONTHS OF SALE RATIOS BY PRICE RANGE: The May 1^st months of sales ratios increased year-over-year in every price range over $500,000. In the price ranges below $500,000, the ratios were comparable or less than one year ago. Market Watch pointed out that the months of sales ratio for homes priced over one million dollars was 1.9 months, compared to historical norms of between 8 to 10 months. They felt that this showed that the upward pressure on home prices exists in every price range.

MONTHS OF SALES RATIOS BY CITY: Months of sales rations were under one month in Cathedral City, Rancho Mirage, Palm Desert, Desert Hot Springs and Palm Springs and close to one month in the other Coachella Valley cities.

COACHELLA VALLEY DAYS IN THE MARKET: At the end of April, the median number of days in the market throughout the Coachella Valley was 21 days (down from 34 days at the end of April 2021 and compared to pre-pandemic median number of days in the market of between 60 to 70 days). Market Watch felt that with the current low home inventory, selling times should stay near the current, low levels.

DAYS IN THE MARKET BY CITY: Palm Springs had the shortest median selling time for detached homes at just 14 days, followed by Desert Hot Springs at 16 days. Palm Springs also has the shortest median selling time for attached homes at just 12 days, followed by Cathedral City at 13 days.

PERCENT OF HOMES SELLING ABOVE LIST PRICE: Market Watch just introduced this new metric showing the percentage of Coachella Valley homes that sold above list price during the last three months. At the end of April, 55.5% of Coachella Valley homes sold above list (the highest percentage in history and compared to 32.4% at the end of April 2021). Market Watch explained that in more normal times the percentage of homes selling above list price is around 10%.

AVERAGE PRICE DISCOUNTS BY CITY: In April, Palm Springs continued to have the highest average selling premium for detached homes at 5.2%, followed by Coachella at 4.1%. Palm Springs also had the highest average selling premium for attached homes at 4.2%, followed by Palm Desert at 3.3%.

The Coachella Valley’s big spring music festivals may be over, but music lovers shouldn’t fret. That’s because they can still enjoy live music under the stars through May at Palm Desert’s Thursday evening Spring Concerts In The Park. The shows will feature a variety of talented music acts designed to please music lovers of all ages and tastes and will be held at the Palm Desert Civic Park Amphitheater on Thursday evenings in May from 6:30 to 8:00 pm.  

The concerts kick off Thursday, May 5th with Santana tribute band SantanaWays. Come see the high energy 80 chart topper band Flashback Heart Attack on May 12th. Crowd pleasing country favorites the Kelly Rae Band hit the stage May 19th. The season wraps up on May 26th with hard driving hot from Legends of Classic Rock, featuring musicians who’ve played with White Lion, Ratt, Steppenwolf, Rod Stewart, Alice Cooper, Quiet Riot, Dokken and Great White.

In addition to soaking up the sounds, concert goers can also enjoy dinner in the park. Food and beverage trucks will be available each week offering a variety of culinary offerings. PGA TOUR Champions and Grail, LLC have announced a partnership to host a new professional golf tournament in Rancho Mirage next March. The Galleri Classic, named after biotechnology company GRAIL’s multi-cancer early detection test for people over 50, will debut March 20 - 26, 2023 at the Mission Hills Country Club (the host course for what is now the Chevron Championship for 51 years). This marks the first time PGA TOUR Champions has hosted a tournament in Coachella Valley since 1993.

The Galleri Classic will feature 78 PGA TOUR Champions professionals, including World Golf Hall of Fame members, who will play 54 holes of stroke play for a purse of $2.2 million. As an annual stop on the PGA TOUR and a host for PGA TOUR Champions events for 12 years, Coachella Valley has an incredibly rich golf history. Several current PGA TOUR Champions members have won here including David Duval, who made history with his final-round 59 to win the 1999 American Express, class of 2022 rookies Justin Leonard (2005 American Express) and Brian Gay (2013), two-time winner Corey Pavin (1987 & 1991), Mike Weir (2003), Joe Durant (2001), Fred Couples (1998) and Jay Haas (1988). Our local real estate market experts, Market Watch LLC, have just released their Desert Housing Report for March 2022. Some highlights:

Coachella Valley Detached Home Median Price: At the end of March, the Coachella Valley detached home median price was $660,000 (up 20.2% year-over-year from $549,000 at the end of March 2021). Market Watch felt that if the historical seasonal detached home price pattern applies, then detached home prices should continue to increase over the next two months, then soften somewhat. They felt that the forces that have been driving detached home prices higher, i.e., low inventory and high demand, continue to dominate the market.

Coachella Valley Attached Home Median Price: At the end of March, the Coachella Valley attached home median price was $450,000 (up 30.4% year-over-year from $345,000 at the end of March 2021). Market Watch noted that the attached home median price has surged more than 50% over the last two years. Further, they felt that if the historical seasonal attached home price pattern applies, then attached home prices should peak sometime in the next two months and then soften. 

Twelve Month Change in The Price of The Average Size Home By City: The median price of the average size detached home increased by more than 40% year-over-year in Coachella (for the average 1,700 sq ft Coachella detached home) and Indian Wells (for the average 3,450 sq ft Indian Wells detached home). The median price of the average size detached home increased by more than 30% year-over-year in Rancho Mirage (for the average 3,175 sq ft Rancho Mirage detached home), Bermuda Dunes (for the average 2,500 sq ft Bermuda Dunes detached home), Indio (for the average 2,000 sq ft Indio detached home), La Quinta (for the average 2,550 sq ft La Quinta detached home) and Palm Desert (for the average 2,200 sq ft Palm Desert detached home). The attached home median price increased by more than 50% year-over-year in Desert Hot Springs (for the average 750 sq ft Desert Hot Springs attached home), Bermuda Dunes (for the average 1,450 sq ft Bermuda Dunes attached home) and Indio (for the average 1,050 Indio attached home). The attached home median price increased by more than 40% year-over-year in Cathedral City (for the average 1,250 sq ft Cathedral City attached home), La Quinta (for the average 1,750 sq ft La Quinta attached home) and Palm Desert (for the average 1,600 sq ft Palm Desert attached home).

Monthly Home Sales – Three-Month Trailing Average: Three-month total home sales in March averaged 910 home per month (down 19.4% from 1,129 average home sales in March 2021). Market Watch noted that while total home sales were below the peak home sales levels of last year, home sales in March continued to average significantly higher that pre-pandemic March averages (813 average total home sales in March 2020 and 734 average total home sales in March 2019). Market Watch concluded that while Coachella Valley housing inventory remains tight, buyer demand for housing in the Coachella Valley remains strong.

Monthly Home Sales – Twelve-Month Trailing Average: Twelve-month home sales in March (which takes out all seasonality in home sales data) averaged 962 units a month (down 2.7% from 989 total homes sales in March 2021). Sales of detached homes were down 3.6%, while sales of attached homes were almost unchanged. Market Watch expects long term home sales to continue to retreat from the highs in June 2021 because of supply restrictions due to low housing inventory.

Home Sales by City: Market Watch noted that the largest decline in home sales year-over-year in March continued to be in the four major resort cities of La Quinta, Palm Desert, Palm Springs and Rancho Mirage. Those Coachella Valley cities classified primarily as “work force” cities, i.e., Cathedral City, Desert Hot Springs and Indio, continued to show increased average March home sales compared to last year.

Home Sales by Price Range: Market Watch pointed out the significant decline in sales of homes priced under $400,000 in March and the slight increase in sales of homes priced over $500,000 in March. Most of this increase is simply due to more homes being in those higher price brackets. Market Watch noted the 196 sales of homes priced over a million dollars in March (a three-fold increase over the 72 sales of homes priced over one million dollars in March 2020).

Coachella Valley Total Housing Inventory: On April 1^st, the Coachella Valley total housing inventory was 678 homes (down 8.6% from April 1^st 2021 and down 77.7% from April 1^st 2020). Market Watch noted the absence of the usual seasonal rise in housing inventory between October and April points to even lower inventory moving toward September. Market Watch felt that it would take a surge in listings to increase inventory, but with only 1,244 new listings in March (which is just an average amount), Market Watch didn’t see it happening yet.

Coachella Valley Overall Months of Sales Ratio: On April 1^st, the months of sales ratio for the entire Coachella Valley was 0.7 months (down from 0.8 months on April 1^st, 2021). These historically low months of sales ratios continue to indicate extremely low supply and moderate to strong buyer demand, which are the two ingredients for higher prices. Market Watch felt that even though Coachella Valley home prices have surged, the months of sales ratio is a strong indication that home prices will continue to trend higher.

Months of Sales by Price Range: The months of sales ratio in every price bracket under $600,000 was less than, or equal to, year ago levels. The months of sales ratio for homes priced from $600,000 to $900,000 was slightly higher, or equal to, year ago levels. For homes over $900,000, the months of sales ratios were less than last year.

Months of Sales by City: The Coachella Valley cities with the lowest months of sales ratios on April 1^st were Palm Desert, Palm Springs and Thousand Palms at 0.6 of a month. Market Watch felt that what was particularly noteworthy was how close the moths of sales ratios were in all of the Coachella Valley cities (with months of sales ratios between 0.6 and 0.9 months).

Coachella Valley Overall Days in the Market: At the end of March, the median number of days in the market throughout the entire Coachella Valley was 28 days (one day less than last month and 12 days less than one year ago). Market Watch noted that selling times in the Coachella Valley have ranged between 25 and 30 days for the last 10 months. They explained that with low housing inventory and high home sales, forces continue in place to keep selling times near current, low levels.

Days in the Market For Detached & Attached Homes By City: In March, Coachella had the lowest selling time for detached homes at just 18 days, followed closely by Palm Springs with 19 days. In March, Cathedral City had the lowest selling time for attached homes at just 13 days, followed by Palm Springs at 14 days.

Coachella Valley Overall Price Discount: The median value for sale price discount from list for detached homes in March was again 0.0% (the same as it’s been for 12 months), due to the fact that so many homes are selling at list price.

Average Price Discounts For Detached & Attached Homes By City: In March, Palm Springs had the highest selling premium for detached homes at 4%, followed by Coachella at 3.1% and Indio at 3%. In March, Palm Desert had the highest selling premium for attached homes at 2.9%, followed by Palm Springs at 2.6% and Cathedral City at 2.2%
