The California Desert Association Of Realtors® (CDAR) has just released their January 2016 Coachella Valley Real Estate Market Statistics.  As a brief summary:

Single Family Residences - Attached and Detached

For January 2016, the median sales price for Single Family Attached and Detached residences in the Coachella Valley was $332,125, up from $319,495 in January 2015. For January 2016, there were 404 sales of single family residences (attached and detached) in the Coachella Valley, the same number of sales as in January 2015.

For January 2016, the active inventory of Single Family Attached and Detached Homes was 3,862, versus 3,553 in January 2015.  At the January 2016 sales rate for Single Family Attached and Detached Homes of 404 homes, this represents an inventory of 9.6 months. 

The highest median sales price by city in the Coachella Valley for Single Family Attached and Detached Residences in January 2016 was $635,000, based on 35 sales, in Rancho Mirage (versus a Coachella Valley high median sales price of $1,095,000, based on 9 sales, in Indian Wells in January 2015).

Condominiums - Attached and Detached

For Condos Attached and Detached, the January 2016 median sales price in the Coachella Valley was $235,000, up from $225,500 in January 2015. For January 2016, there were 161 sales of condominiums, down from 196 in January 2015.

For January 2016, the active inventory of Condos Attached and Detached was 1,859, versus 1,515 in January 2015.  At the January 2016 sales rate for Condos Attached and Detached of 161 homes, this represents an inventory of 11.5 months. 

The highest median sales price by city in the Coachella Valley for Condos Attached and Detached in January 2016 was $414,250, based on 4 sales, in Indian Wells (versus a Coachella Valley high median sales price of $327,500, based on 2 sales, in Indian Wells in January 2015).
